With the new construction at Garfield and changes being made by the state legislature and the Corvallis City Council, our neighborhood faces change and the challenges that brings. Our area is zoned for single family. The title of that zoning is RS 3.5. It is no longer being used by the city. However, 47% of the residential property in the city is zoned that way. In order to allow for more flexibility in housing the city has approved changes in zoning law that allows standard for RS 5r to be applied to our area. What has happened in other parts of town is that the setbacks have been reduced and different housing types such as duplexes have been allowed. Also, it is now allowed to build accessory dwelling units (ADUs) in our area. The state legislature is considering bills that would open our area to even more changes in housing.
